Belfiore Real Estate Consulting will release its KnowledgeBase Submarket Data Update to its publication subscribers today, October 17. Despite homebuilder’s having what Jim Belfiore has recently referred to as a “bad hair day” for the last 60 days, conditions have continued to improve in the Central and South. Maricopa subdivisions performed near the top, with two month new build appreciation of nearly 3%. Sales volumes fell from the previous to recent survey period, but seasonality was the main contributor to the drop. “Just as Maricopa was ground zero for the economic downturn in real estate it has become one of the leaders on the rebound,” says Court Rich, Senior Partner at Rose Law Group and zoning attorney working extensively in the City of Maricopa. Jim Belfiore added, “I foresee even better days for Maricopa. Just as homebuyer activity picks up, homebuilders will ramp up production. We’ll see Maricopa go from 12 actively selling, new home subdivisions to 24 in no time at all. The market has gone from dead to active in the blink of an eye.”
