Pinal home prices flat in 2Q

Residential home prices in Pinal County rose an average of 8.5 percent in the second quarter of 2014. When compared to the April through May period of last year, the average sale price went from $169,341 in 2013 to $180,260 in 2014. The average size for residential properties in the county was steady at 1,981 square feet a year ago to 1,993 over the most recent three months.

Median values increased at slower rate, up 6.4% from a year ago. The median price went from $147,000 in Q2, 2013 to $159,437 in Q2, 2014. The median square footage went from 1,873 to 1,876 year over year.

Home values showed little change over the previous three-month period, Q1 of 2014. The average price actually declined slightly from $181,610 to $180,260. The median price, a better representation of the typical price a buyer might pay, rise slightly from $158,000 to $159,437. By either measure, prices leveled off in the first six months of 2014.
