During Belfiore’s most recent survey in its north Glendale submarket, Mandalay was developing its new subdivision, Carmel Estates.  Mandalay is located north of Union Hills Drive and west of 54th Avenue.

The site will have 39 – 62’ x 110’ lots. The subdivision is just over 9.8 acres. Mandalay closed on this raw site on June 15, 2012 for $600,000, according to public record ($61,224 per acre, view affidavit here). The final plat was approved, October 23, 2012, at the Glendale City Council meeting.

Currently, Belfiore’s north Glendale submarket has one active subdivision – the Mandalay Homes community, called Vision Hill.
