$5M+ Deals – 2 hotels in Phoenix for just under $30M

Below are the deals that closed Tuesday, May 12, 2015, in Maricopa County over $5 million according to the Maricopa County Recorder. Rose Law Group Reporter has not independently verified these transactions.

$20.2 million sale of the Hilton Garden Inn on the northwest corner of E. Van Buren and N. 40th streets (3838 E. Van Buren Street) in Phoenix by Phoenix Airport Hotel Owner LLC an entity created by 2010-1 SFG Venture LLC, based in New York City.

The buyer was Pyramid Phoenix Investment LLC an entity created by Boston-based Pyramid Hotel Group, which put down $1.66 million down on a conventional loan for the property.

The hotel offers access to Sky Harbor International Airport and is a block away from the light rail stop at 37th Street and Washington Street. Amenities include a fitness center, pool and jacuzzi.

$8.525 million sale of Homewood Suites by Hilton Phoenix – Metro Center on the southeast corner of W. Peoria Avenue and Interstate 17 (2536 W. Beryl Avenue) in Phoenix by WS HSMC LLC an entity created by Wheelock Street Capital, a real estate investment firm based in Greenwich, Conn.

The buyer was 2536 W Beryl Phoenix LLC an entity created by the Ritz-Carlton, which has 87 hotels worldwide in 29 countries and territories, according to their web site.

The buyer put down just under $400,000 on a conventional loan for the property.

The lobby, guest rooms, breakfast area and patio of the hotel were renovated in August 2014. It sits on 3.1 acres just off Interstate 17 near Metro Center Mall, 15 minutes from Sky Harbor International Airport.

Accommodations include extended stay and all hotel suites, with studio, one- and two-bedroom dwellings. Rooms have sofa beds in the living rooms, and full kitchen for extended stay including full-size refrigerator, double-burner stove, microwave, coffeemaker and dishwasher.
