$5M+ Deals – Vacant land in north Scottsdale, residential in Surprise

Below are the deals that closed Tuesday, May 5, 2015, in Maricopa County over $5 million according to the Maricopa County Recorder. Rose Law Group Reporter has not independently verified these transactions.

$6 million sale of vacant land at the northeast corner of N. 124th Street and E. Shea Boulevard in Scottsdale by Shea 124 Investments LLC.

The buyer was K. Hovnanian at Sunrise Trail LLC an entity of New Jersey-based K. Hovnanian Homes.

The 3.73-acre lot is zoned R1-43, for homes on lots of at least one acre.

The site, with 285 feet of frontage, represents one of the last remaining vacant parcels along Shea Boulevard at a lighted intersection, according to Nathan & Associates Inc., the listing agent.

The buyer paid cash for the property.

$5 million sale of a portion of the Surprise Farms housing development by Taylor Morrison/Arizona Inc., an entity of Taylor Morrison homes.

The buyer was Courtland Communities LLC.

Surprise Farms, one of the largest housing communities in Surprise, is made up of 1,003 homes located from Cotton Lane east to the 303 and from Bell to Greenway roads in Surprise, according to their website.

The purchase included 71 lots in Phase 5 of the development, near 183rd Avenue and Paradise Lane, in Surprise.

They buyer made a 10 percent down payment on the transaction.
