It might be surprising to hear that one of the fastest growing communities in the country would be talking about redevelopment. But Gilbert, long a go-to community for homebuilders and retail developers, recently hosted a “Mayor’s Ambassador Forum” featuring a panel of in-fill and redevelopment experts to talk about the incredible transformation that is underway in its downtown, known as the Heritage District.
Recent reinvestment successes include the attraction of Saint Xavier University of Chicago, the 80,000 square feet of new office and retail space at Heritage Marketplace, a 360-space parking garage, and its enviable growing collection of some of the Valley’s most highly-sought foodie delights, like Postino, Zinburger, Barrio Queen, Liberty Market, and the one that started it all, Joe’s Real Barbeque.
Gilbert’s current experience shows how a series of small but important decisions can create opportunities for success decades later. Past and present community leaders have had the foresight to acquire blighted properties, designate nearby trails and parks, create redevelopment standards, and seek and approve re-investment-focused agreements with private developers. Even preserving and later enhancing the District’s iconic water tower required leadership and vision in the face of intense public scrutiny—all in an effort to create a unique sense of place.
The market has played a big role too, of course. Pioneering business owners have created unique destinations in retail, entertainment, and food. Some have been there for decades; others for only a short time. But all are reveling in the synergies that are being created by a generation of savvy investors who are in step with consumers who appreciate local, organically grown places with an air of vibrancy and authenticity.
Important decisions still remain. Gilbert residents and businesses will need to come together on issues like parking, traffic, an aging utility infrastructure, and the need for residential choices that meet the demands of today’s buyer. But if the past is any indication, community leadership and vision will ensure that these small but important decisions result in the continuation of a big success story.
Yes, Gilbert will remain one of the Valley’s strongest markets for new home sales in the years to come. But that won’t stop it from becoming known as a redevelopment star as well. In today’s relatively unsettled economy, it is refreshing to see a community enjoy both at the same time.
