Pulte Homes opened Sundance Ridge, a new gated community in Tucson, 10 minutes north of Oro Valley in the Santa Catalina Mountains on the southernmost parcel of the historic Canada Del Oro Ranch, which was founded in the 1860’s. Following acquisition of the 360 acres five-years-ago, Canada Partners LP has been preparing the land and building infrastructure. The property is represented by Nathan & Associates out of Scottsdale Arizona. Canada Partners LP was represented in the legal Transaction by Rose Law Group pc as well as their land-use and entitlements.
The community is located at nearly 3,500 feet with temperatures 10-15 degrees cooler then Phoenix and rarely reaching 100 degrees. The area typically receives snow a couple times a year.
The land and wildlife provide the principle amenity with a wildlife park living experience where homeowners may see whitetail deer, mule deer, javelina, foxes, bobcats, ring-tailed cats, wild turkey and coatimundi along with the occasional black bear in the dry summer months. Biking, hiking and nature replace traditional horizontal amenities at this early stage.
The area also offers several golf courses nearby.
Phase one offers 55 lots and is situated a few hundred yards from the Canada Del Oro creek, which runs year-round. Several more phases are planned for the land, which is adjacent to Robson Preserve and the successful SaddleBrooke Community.
Pulte is offering five designs, ranging from three to five bedrooms with the option of a three to four car garage. The average lot size is a minimum of 1.25 acres with wide fronts of at least 125 feet, providing a private living space for buyers.
The community is minutes from a new Fry’s Food and Drug center, the Oro Valley Marketplace and the Oro Valley Hospital.
