Housing community in north Peoria area could go vertical this year

Both phases of a new housing community in the north Peoria area have been approved by Maricopa County and could go vertical this year.

The first phase of Village at Pleasant River was rezoned in 2021 to accommodate a 246-unit multifamily development on a county island near Happy Valley Parkway and 115th Avenue on nearly 25 acres.

The second phase of the project was more recently rezoned from Rural-43 to R-5 RUPD in October to allow for an additional 55 single story residential units on about 5 acres adjacent to the initial development and be consistent with phase I.

Maricopa County Planner Martin Martel said building permits are being processed for the property, which might go vertical sometime this year.

Village at Pleasant River I will incorporate Village at Pleasant River II into one overall residential community.

Phase I of the development will consist of 43 buildings that will be semi-detached duplexes for the one-bedroom units. The rest of the two- and three-bedroom units will be fully detached individual homes. Those homes will be made up of 86 one-bedroom units, 131 two-bedroom units, and 29 three-bedroom units with a leasing office.
