The Mesa Planning and Zoning Board has approved a minor General Plan amendment that could pave the way for a gated community just outside the new Lehi Heritage Neighborhood boundaries.
At its last meeting in December, the board signed off on Brighton Homes’ request for Price Manor, a 63-home detached single-family residence community on 8.6 acres in northwest Mesa.
The project is a reworked version of an 88-unit townhome plan that stirred vehement opposition when it was first introduced to neighbors last year.
The current Price Manor proposal has homes on small lots instead of townhomes and fewer units – which seem to have taken the steam out of the community opposition.
No one opposed the latest version — to the surprise and relief of the developers and zoning attorneys following the vote.
The General Plan amendment and rezoning for the project must still pass city council.
The Price Manor land is located near the southeast corner of Center Street and Lehi Road, just east of the Lehi Sports Complex.
Currently, the property has a house with several outbuildings and agricultural facilities. About half the property has been used for grazing cattle and horses.
According to the 2040 General Plan, most of the land is designated as Large Lot/Rural subtype of the Neighborhoods character.
