COOLIDGE — Two subdivisions in Coolidge are part of a Community Facilities District, which in essence is a special taxing district for infrastructure, and is in negotiations with the city.
A Community Facilities District is a special taxing district that allows the financing of the installation, operation and maintenance of public improvements such as roads, water and wastewater facilities, flood control and drainage projects that benefit a specified area.
CFD debt is the responsibility of landowners who benefit from the public improvements, and are usually repaid through either ad valorem taxes or special assessments placed upon each landowner’s property.
