W. Valley industrial building continues despite market lull

Developers are confident a vast industrial building rising in Surprise will one day be home to companies that could bring hundreds of jobs to the city even though similar Southwest Valley projects have struggled to find tenants.

If the trend persists, it could complicate plans to lure employers to Surprise by building mammoth spaces for future manufacturing plants or major retail distribution centers.

While Southwest Valley industrial buildings have had trouble leasing space, it is probably a temporary soft patch in a volatile, specialized part of the real-estate market, insiders said.

Since Surprise is just entering the market for speculative industrial buildings, city officials believe they have an edge, even in a down market.
