Martin Valley developer offers current homeowners out for new improvements

COOLIDGE — The Martin Valley Community Facilities District Board met on Aug. 22 with the district’s attorney and community developer to discuss the de-annexation of 319 acres from the total 565 acres within the district.

Lots in the original 319 acres of development, completed just before the 2008 housing crash, have been a part of this district since it was created in April 2007.

In 2008, Pulte Homes sold the remaining 246 acres of Martin Valley to MV Coolidge LLC. Now, 14 years later, that developer is ready to resume the construction of 766 homes on the remaining land.

According to MV Coolidge LLC’s 2022 proposed finance plan, $47.5 million of the developer’s $70.1 million list of community improvements is eligible to be financed through the district’s ratepayers.
