Casa Grande Board of Adjustment OKs smaller lot request

A variance approved by the Casa Grande Board of Adjustment means one property owner will be allowed to build a home on a lot that is smaller than the minimum size allowed by city code.

“It’s an unusual case,” said Paul Tice, planning and development director.

The variance applies to 114 N. Morrison Ave. Today the lot is empty, but several years ago a single-family home sat there.

The 93-year history of the lot and the house predates Casa Grande city zoning rules.

The property was once part of a larger lot, along with the two adjoining parcels, that was first recorded by the city in 1920. At some point, the lot was split and homes built on each of the three lots.

All three were initially zoned in 1948 as a class B residence. Since then, the zoning has changed several times from multiple family to two-to-four family and, finally, to single-family residential.

A previous owner reconfigured thel ots in 1992 and created a parcel that did not comply with the city’s area and width requirements in residentially zoned areas.
