Garrett-Walker HomesDuring Belfiore Real Estate Consulting’s most recent survey in its Biltmore East Submarket, Garrett-Walker Homes had started development on its “Harmony 12” Subdivision.  Located off of 32nd Street and Earll Drive, the site will be gated and have 12 – 45′ x 120′ lots.  According to public record, Garrett-Walker closed on these preliminary platted lots on August 28, 2014 for $760,000 ($63,333 per lot / $1,407 per front foot / $328,720 per acre, click here to view affidavit). Preliminary plat was approved by the City of Phoenix on May 12, 2014 and final plat is on the consent agenda on December 3, 2014.

Garrett-Walker also anticipates receiving the final plat for its “54 Windsor” Subdivision in the same City Council Meeting on December 3, 2014.  Located in Belfiore’s Sky Harbor North Submarket, this site will have 11 – 45’ x 122’ lots.  According to public record, Garrett-Walker closed on this 2.36 gross acre site on January 21, 2014 for $740,000 ($313,559 per acre/ $67,273 per planned unit, click here to view affidavit).
