Avondale approves Mattamy Homes Roosevelt Park Community

In a unanimous vote Tuesday night, the Avondale City Council approved Mattamy Homes Roosevelt Park community.

The community is on 127.6 acres at Van Buren and 111th Avenue. In a nearly unprecedented move, Mattamy Homes is creating a housing product that will be unique to Avondale. Matteny is showing five lot sizes, intermixed side by side.The overall density is at 4.7 units to the acre, with percent open space. 

Following one of the most thorough and informative staff presentations by Avondale Planner Rick Williams this reporter has ever seen in the decades of covering land use hearings, the council started discussion.  

The mayor and Councilwoman Pat Dennis commended Mattamy Homes for taking various councilmember feedback on their original plans and incorporating their suggestions into the ultimate plan that was approved. Some of those suggestions included more trail connections, shaded open space amenities, and the mix of lot sizes side by side. Councilwoman Dennis offered a stipulation to maintain a pedestrian connection between the future commercial and the residential, which was favorably received by Mattamy Homes.  

Kevin Rust and Dan Hemken with Mattamy Homes drove the process to success. Hillary Turby of Anderson Baron served as the planner, and Rose Law Group, Jordan Rose and Nick Labadie, served as the zoning team.
