Builder to develop property north of SR238

A Colorado-based homebuilder has plans to develop 141 acres north of State Route 238.

Century Communities seeks to build 448 single-family residential homes on lots ranging from 4,000 to about 6,000 square feet, according to pre-application documents filed with the city.

The builder is under contract to acquire property at 47726 W. State Route 238 from Angel Investors, LLC. It plans to develop the land, which lies just east of Ak-Chin Southern Dunes Golf Course, in five phases.

As part of its pre-application, Century has requested a zoning change from commercial C1-2 to a Planned Area Development (PAD) with Underlying RS-4 and RS-5 zoning, along with Modified Residential Development Standards. The company is proposing lots that are 40, 45 and 50 feet wide. In areas zoned RS-4, the lots would be a minimum of 6,000 square feet; in RS-5-zoned areas, the minimum would be 4,000 square feet.
