Fully Leased Strip Center Sold in Sun City

PHOENIX, AZ – Nick Miner, CCIM of ORION Investment Real Estate, reports selling a fully leased
retail strip center in Sun City, Arizona for $2,675,000.00, or $270 per-square-foot.

Sun City is in the “west valley” of the Phoenix metropolitan area and is an unincorporated, agerestricted city. There is no city sales tax and the cost to operate Sun City, Arizona is considerably
less than other cities with a higher population. Sun City is host to a number of arts festivals,
neighborhood parties, musical concerts, and special events. The city has parks, trails, recreation
centers, golf courses, a open-air amphitheater, and dozens of activities and social clubs.

Nick Miner, CCIM, Senior Vice President at ORION commented, “This is the first of several properties
that I am selling for the owner.” Miner further went on, “The owners have been long time clients
of mine and have decided it was time to liquidate their real estate holdings.”

Seller, Max Taylor & Company, LLC, was represented by Miner of ORION Investment Real Estate.
Buyer, Sun Bell Plaza, LLC, was represented by Mike Milic of Colliers.
