Developer requests plan changes for Gilbert MF project

Gilbert Town Council unanimously approved a request June 10 to rezone a portion of the proposed Sheffield Place community from multifamily to single-family residential.

The change, a notable shift for Gilbert’s development trajectory, allows developer proposals to pivot from higher-density housing to a more traditional neighborhood of detached homes for sale.

The action approved both a general plan amendment and rezoning for the site — located just south of the Wyatt apartment complex and southeast of Gilbert Road and Civic Center Drive.

The amendment changes the land use designation from residential eight to 14 dwelling units per acre to residential five to eight units per acre.
