Miner brokers buy of Mexican food restaurant in Phoenix

Orion Investment Real Estate is pleased to announce the successful sale of a single-tenant, net-leased Rolberto’s Taco Shop property located at 12931 North Cave Creek Road, Phoenix, Arizona 85022. The ± 1,155 square foot building sold for $1,175,000 to Corridor Living, LLC. The sellers were KDD63, LLC and Cave Creek DT, LLC. The transaction closed on April 29, 2026.

“This property was selected because of the low rent and location. The area has seen several new construction projects,” said Nick Miner, CCIM, of Orion Real Estate. “This was an off-market opportunity. I was speaking with the owner about other properties when I realized this property would be a strong match for my buyer,” Miner added.

The acquisition was part of a broader 1031 exchange strategy designed to diversify the buyer’s
existing commercial real estate portfolio. Earlier this year, the buyer sold a medical office building
to an owner-user and, after evaluating current holdings, elected to expand into multiple singletenant net-leased assets to achieve better portfolio balance.
