Peoria City Council approved a new single-family residential subdivision on about 20 acres at the southwest corner of 77th Avenue and Pinnacle Peak Road.
The council unanimously approved on Feb. 21 the proposal for Campanos Estates, containing up to 36 lots with a density of about 1.8 dwelling units per acre.
The project is expected to have a range of lot sizes between 12,000 and 18,000 square feet.
To allow for development of this vacant property, the council approved two cases — an amendment to the general plan land use map from rural residential to estate residential, as well as a rezoning from single-family residential to planned area development.
The development provides a central amenity area with a ramada, picnic table, bench seating and turf. In addition, two turf open-space/retention tracts are proposed on the development’s southeast and southwest corners. About 21% of the gross lot area will be maintained as open space, according to city documents.
